The Site includes a 4 storey (plus basement) Grade II Listed Building (99-119 Hammersmith Road) which is flanked by Munden Street and Southcombe Street. The ground floor comprises retail / commercial units with commercial entrances and the upper floors comprises partially vacant office space. The basement is occupied by F45 gym and personal trainer, with the remaining space being vacant.

As shown in the image below, the terrace is split into 4 buildings. Notably, the significance of the terrace which forms part of its Listed Building status derives from the first and second levels of the Hammersmith Road facing facade. This is because this the only part of the original late-Victorian terrace that remained following its redevelopment in the 1990s, and it comprises various architectural features that reflect this such as its arched recessed sash windows with fixed timber shutters and brick detailing.

The Site is situated within the Dorcas Estate Conservation Area and comprises a highly accessible and sustainable location since it benefits from excellent public transport services and amenities.

Therefore, the Site provides a great opportunity to convert the vacant and underutilised office space and sympathetically extend the building to provide new homes which cater for the needs of a variety of people (including the disabled and families) and modern city living.

Background Context

Part of 99-103 Hammersmith Road already benefits from extant planning consents to convert the first, second and third floors from offices to provide 6 flats. These development proposals will see the remainder of the office floorspace converted, alongside a mansard rooftop extension, to deliver more flats.

Bentry Charlotte Terrace Capital Limited has sought pre-application advice from the London Borough of Hammersmith & Fulham Council regarding the key planning issues, including the loss of the existing office space, mix and type of housing (including affordable housing), design of the upward extension and the amenities and facilities required to support the future residential occupants.
